Minutes
November 25, 2024
The meeting was opened at 7:00 p.m. on the 3rd floor of the Historic Watts dePeyster Village Hall.
PRESENT: Lisa Schwarzbaum, Chairwoman; J. P. Ward; Wendy Hansen; Pamela Morin; Andrew Tejerina; Miles Sweeny (Alternate)
NOT PRESENT: Donna Matthews
ALSO PRESENT: John Corcoran; Phyllis Palmer; Leigh Palmer
MINUTES: The Minutes of the September 23, 2024 meeting were reviewed. Andrew Tejerina made a motion to APPROVE the Minutes; Second by J.P. Ward; All in favor; none oppose.
Review of New Business:
0 North Rd – John Corcoran – new single-family dwelling – Site Plan Application
Tax Map Parcel – 134803-6175-04-552168-0000
John Corcoran proposed his plans to build a single-family dwelling on North Rd. The Board and John discussed the plans for the house, wood framing, concrete slab, passive house construction for efficiency, dense pack cellulose insulation, walls R40, Roof R70, horizonal white clapboard siding, roof vent, silver standing-seam metal roof, ducted split system for heat, garage, and a stone driveway. John stated to some extent a Greek revival home down the street was an inspiration for his design.
The Board asked to see additional plans for upper story windows facing the road on the 2nd floor in keeping with the Tivoli Pattern Book, and for specifics about outside lighting.
The Board and John discussed whether there was ever a structure on the property before. Further research is needed.
The next Planning Board meetings would be December 9 and December 23, 2024.
